The K Club is a managed resort style living facility. Let’s use an example of a 3 Bedroom Villa and assume that the owner would like a flexible rental return.

Over the lifetime of the project, the management company does its best to maintain the interior through care and with thorough cleaning, but normal wear and tear over time is to be expected.
There are 2 guaranteed schemes. The 3 year and the 9 year.
a. The 3 Year guaranteed scheme will pay 8% p.a. net of taxes to the owner for 3 years. The owner will have usage of the villa for 30 days of the year.
b. The 9 year scheme will pay 8% p.a. to the owner in years 1-3, 10% p.a. in years 4-6 and 12% p.a. in years 7 to 9. The owner will have usage of the villa 15 days a year.
a. Villa on the Guaranteed ROI scheme: If you choose one of the guaranteed ROI schemes, this maintenance charge is waived.
b. Villa that is not on the Guaranteed ROI scheme: Yes. If you are not on the guaranteed ROI scheme, the cost is US$200/room per month and it covers the labour cost for cleaning the villa and the pool, a gardener as well as providing a house maid for 1 hour per day. It also includes the cleaning and maintenance of the common areas such as walkway, golf buggies and lighting etc. extra cost electricity
a. Villa on the Guaranteed ROI scheme: Every villa under the ROI scheme is a standardized product and the management company has SOP’s in place to ensure that there is consistency on what is offered for rental.
b. Villa that is not on the Guaranteed ROI scheme: The villas belong to the owners and they can furnish them any way they choose. But those using the management company to rent out their villas will need to follow the standard product furnishings.
Room rate pricing is tied to the ROI calculation to give the best rate and the best return. It is US$250/night for a 2 Bedroom (BR), US$350/night for a 3 BR and US$450/night for a 4 BR villa. What makes this rate attractive is that it is 30% below market price for a similar product in Ubud and it still gives a great ROI to owners.

Yes – the property is yours to sell whenever you choose to after the project is complete in 2021. 5% is the standard commission charged for a sale, regardless of the property.
