The Indonesian National Council for Special Economic Zones recently announced that the Sanur Health Special Economic Zone is now ranked among the top five in the country. This zone, which has secured an investment of over IDR 2.29 trillion, is expected to be fully operational by 2025.
The region aims to provide world-class medical tourism and wellness services, catering to international medical tourists, expatriates, and private Indonesian residents. In a recent statement, Rizal Edwin, the Acting Secretary General of the National Special Economic Zone Council, confirmed that the project would be ready to launch within three years.
As the first Health Special Economic Zone in Indonesia, Sanur has secured fourth place overall and second in the services category. The goal is to create a space where medical tourists can receive comprehensive care and have the time they need to recover in a supportive environment.
To enhance guests' experiences, Sanur is also expanding wellness and lifestyle services, including shopping centers and entertainment venues. This ensures visitors can enjoy their time in Bali, regardless of the length of their stay.
Construction began in December 2021, involving more than 2,800 workers to push the project towards completion. One significant part of this development is the Bali International Hospital, scheduled to welcome its first patients in early 2025. This hospital will offer specialized services such as oncology, cardiology, neurology, and gastroenterology.
Sanur spans 41 hectares and has attracted IDR 938 billion in new investments in 2024 alone. Christine Hutabarat, President Director of PT Hotel Indonesia Natour, commended the project for pioneering inclusive and sustainable health tourism. She expressed optimism about contributing to economic growth and establishing Bali as an international medical tourism destination.
Bali’s current position in the medical tourism market is modest compared to other regional hubs like Bangkok, Chiang Mai, Kuala Lumpur, and Singapore. Most current medical tourists visit Bali for basic dental care, optometry, and non-surgical cosmetic treatments.
However, Sanur is poised to elevate Bali’s status in medical tourism. The site will feature international clinics, private medical practices, and specialized therapies, ensuring comprehensive services for medical tourists. Clinics offering treatments such as cell therapy, aesthetic surgery, fertility assistance, eye care, and hair transplants have already been announced.
Sanur will streamline services for guests, from airport pick-up to accommodations, medical visits, and recovery, all centralized in one location. The area also boasts two five-star hotels, luxury villas, and venues that can host up to 5,000 people for medical conferences and summits.
Located along Sanur's beachfront, the zone offers a unique combination of medical care, wellness, and luxury travel. Importantly, existing hotels and resorts along Sanur Beach will maintain their family-friendly atmosphere. Local leaders are discussing strategies to manage traffic, ensuring increased tourism does not disrupt the Denpasar City area.
Impact on Property Prices in Sanur and Bali
The establishment of The Sanur Health Special Economic Zone is expected to significantly influence property prices in Sanur and across Bali. As this ambitious project draws global attention and brings substantial investments, the local real estate market is already experiencing ripples of change.
With Sanur being positioned as a key hub for medical and wellness tourism, demand for property in Sanur for sale is predicted to rise. Local and international investors are likely to view the area as a prime spot for real estate opportunities due to its enhanced infrastructure, world-class facilities, and increasing visitor numbers. The creation of a high-end, integrated healthcare and wellness destination is expected to drive up property values, making Sanur more attractive for those looking to invest in residential or commercial properties.
This surge in development will not only impact property ownership but also the market for villas for rent in Sanur. Luxury accommodations that cater to longer-term stays for medical tourists and their families will likely see increased demand. This trend benefits property owners who may find lucrative rental opportunities as the influx of visitors seeking premium, private spaces grows.
The broader Bali property and real estate market is also set to benefit from Sanur’s development. Areas surrounding Sanur, including more suburban and rural locales, could see an uptick in property values as interest in real estate extends beyond the immediate vicinity. The potential for a thriving real estate market will attract developers and investors who aim to cater to this new wave of medical tourists, professionals, and expatriates drawn to Bali’s evolving landscape.
Moreover, the anticipated increase in medical professionals, wellness practitioners, and supporting staff relocating to Sanur will drive demand for housing. This shift further underscores the appeal of property in Sanur for sale and contributes to the development of community infrastructure, which bolsters long-term growth in the Bali property and real estate sector.
Overall, The Sanur Health Special Economic Zone is set to redefine not just the healthcare landscape in Bali, but also its real estate market, enhancing its reputation as a premier destination for investment, high-quality living, and tourism.
